" If you are looking for a broker we would strongly recommend Cathy Youngling ? for a number of strong personal reasons (which is really the only way you can make this decision).
1: She isn?t like most of the plastic, artificial, people who inevitably act as brokers in Marin. She?s in the service, not the ego business.
2: We had very specific requirements for what we were looking for. In fact we looked for over two years at what was out there as we weren?t in a hurry etc. Throughout our slow and choosy search, Cathy continued to bring us places that were relevant and interesting. She really knows the area and value of houses within the market (often before they come onto the market).
3: When we finally found our current house, Cathy was great at discussing our strategy, process and approach ? which was both successful and good value.
4: Throughout the buying process, I was very busy. Cathy managed much of the legwork for us, really keeping the paperwork down to a minimum and working around our schedules ? not hers!
5: Finally ? Cathy demonstrated great initiative. At one point, early in the process we had seen a house that we liked, but had been taken off the market, before we had even talked to Cathy. After mentioning this, Cathy decided to go and talk to them about it. Although ultimately, they chose not to sell it, Cathy?s energy and perseverance was great.
Obviously you will pick the broker that?s right for you, but Cathy was fantastic for us and we would strongly recommend her and will definitely work with her next time we look to move!
Cheers, Paul & Kate Parkin

Mr. and Mrs. Bettman
"Cathy made selling our home a painless experience. She is professional, responsive, energetic and honest. She helped us with each stage of the process, and was always willing to answer questions. She made the process much more stress-free than we would have thought possible. Cathy really cared, and she came across as a real person. We enjoyed selling our home with Cathy as much because she was delightful to have in our lives, as she was an efficient, professional agent. One thing we especially appreciated about Cathy was her accessibility. She is well-connected and reachable via e-mail, phone and cell phone. We got used to a response time of minutes. She is amazing! Cathy's calm, professional manner was also invaluable. Selling a house is stressful, and Cathy was great about easing out fears and about handling minor problems. She really did the job of being my "agent" and handling a lot of the work for us. She is wonderful!"

Out of State Seller...
"All worked out for the best of everyone, and I'm pleased with the deal.
Moreover, you did what you said you would do, gave me good advice, were candid and persuasive when you needed to be, and were professional in every aspect. It was a pleasure to work with you. I have no doubt I chose the right person to work with me from the beginning to the end.
Thanks for a highly professional relationship.
High regards,
Glenn

"We met Cathy 6 years ago when we sold our home in Mill Valley. She was working with our neighbors across the street who were tough, hard to please East coasters who endorsed Cathy whole-heartedly. With that endorsement we engaged Cathy and never questioned the decision. She's been in Marin forever, I'm not sure how-long exactly, long enough to know every house, street, agent and broker by sight - her counsel was invaluable in terms of pricing, timing, approach, responses - she really was the voice of reason. So much so that when we decided to return to Mill Valley this past year, we engaged Cathy again to help us find our current home.
Cathy, unlike many agents in Marin who entered the market to ride the "gravy train", has great experience and is well respected, everywhere. Every now and then when driving by an open house I want to see I walk in and say "I'm working with Cathy Youngling", I get a respectful smile and no further pitch. When looking for a home my wife and I called Cathy morning, noon and night, weekdays, weekends, never once did she hesitate to answer a question.
Moving is very stressful, Cathy's even keel and down-to-earth sensibilities coupled with her local industry knowledge position her as an invaluable tool to anyone looking to move to Marin, especially Mill Valley where she lives."

"I've lived in the Marinview neighborhood for close to fifteen years and observed her name on Sale& Sold signs again and again. When I first considered selling my home, I called her. She responded promptly with a well crafted portfolio profiling recent sales in the immediate area, comps in Mill Valley and a professional outline of how she and Pacific Union work with their clients.
Several years later when I decided to sell my home I called Cathy out of the blue. I was pleasantly surprised that she remembered me and had in the time between my call and our meeting organized an up to date brief that helped get the process launched. We inspected my home together, collaborating on what needed to be addressed in terms of repairs, staging and overall market strategy. I was in a huge rush once I made my decision and Cathy was there with a team of people to help get the many tasks completed (window washers, house cleaners, dump guys, painter, repair men, etc). She even replaced the flowers by the front door when I was too busy to get it handled myself.
The Broker's open house attracted over 70 agents and the first open house had prospective buyers parked up and down the street. Several promising offers came in over the first week. We navigated through a series of five offers at or above asking. She brilliantly nailed the correct price; given this difficult market, I was thrilled when we negotiated a final price well over asking.
While the process of preparing and selling my house was a difficult and at times an ordeal, Cathy's sense of humor, her genuine compassion and warmth made some of the most challenging moments manageable. I always felt that she had my best interest at heart. Her high ethical standards and consistent commitment to get things handled expeditiously gave me tremendous confidence in her and Pacific Union-- So much so, that I went on to purchase another home with her. She functions as well as an agent for the buyer as she does as an agent for the seller.
One of the things I value most about Cathy is her ability to listen & execute. She educated me about the process and kept me laughing through much of the insanity. She's down to earth and wonderfully real; always ready with emotional support and well connected to other real estate & mortgage professionals. I started out with just an agent, backed by a team of professionals and landed up with a friend.
